Pre-letting secured at Newcastle’s Pilgrim Place 1

As Bowmer + Kirkland start construction on Pilgrim Place 1 and 2, Avison Young has secured a 170,000 sq ft pre-letting set over nine-storeys of the future office block.

Designed by Ryder Architecture and developed by Reuben Brothers, Pilgrim Place 1 will be occupied by a Department for Work and Pensions service and support centre, expected to open in 2027.

Bowmer + Kirkland is the main contractor on the project.

Located next to the 14-storey, 207,000 sq ft Bank House, Pilgrim Place 1 and 2 will provide 555,000 sq ft of grade A office space with an underground car park.

Pilgrim Place 2 will provide 90,000 sq ft of grade A office space and the overall scheme will include a plaza.

On the DWP letting, Avison Young acted for Reuben Brothers and BNP Paribas acted for DWP.

Tony Wordsworth, director, Avison Young said: “This major letting represents a tremendous vote of confidence in the strength of the Newcastle city centre office marketplace.

“The earlier speculative construction of Bank House brought forward high-quality Grade A office accommodation, which is now 75% let to a wide selection of professional and corporate occupiers.

“The developer, ourselves and joint agent, Knight Frank are keen to secure occupiers for the Pilgrim Place 2 building, which will complete the Pilgrim Place element of the comprehensive regeneration scheme.”

Chris Turnbull, principal, Avison Young, who is project managing the development says. “There are already good signs of progress on site with the two tower cranes supplying the emerging cores of both buildings which, when complete in 2027, will procure the comprehensive development of Pilgrim Place, the southern block of the Pilgrim Street Regeneration Area.”
