Nile + Villiers cued up for Sunderland go-ahead

A flagship project in the city’s regeneration plans, the 75-home Sunniside scheme will be delivered by council-owned Siglion and development manager Town.

Plans were lodged in spring for the development, the project team for which also includes XSite, Create Streets, Apex, Shadbolt Group, Clark Degnan, The Environment Partnership and Civic Engineers.

Sunderland City Council’s planning & highways committee will consider the proposals on Monday 29 July, at a meeting that will also look at plans by Bellway for 135 homes at the former Forest estate.

The Nile + Villers project is made up of two to four-storey buildings within a largely rectangular plot. Affordability criteria have been met, and there are no objections from members of the public. Approval is recommended.

Along with 75 homes, the project will include up to 4,300 sq ft of commercial space, across a maximum of 10 units. The housing will be a mix of terraces and maisonettes. Sixty homes will be available through private market rent.

Most of the site is already allocated for housing, and is included in the council’s brownfield land register. Sunderland owns the whole site.

As set out in the planning statement from Town, this is a key project along with the likes of the Vaux neighbourhood in contributing to Sunderland increasing city living.

Town said: “This is a significant project for Sunniside and the wider city centre, bringing forward a high-quality scheme with high levels of environmental and social sustainability.

“A key objective of the proposed development is to support Sunderland’s City Plan in bringing a residential population back in to the city centre, offering good homes and a vibrant city life. Sunniside is a large part of the city’s urban core and it has an important part to play in the city reaching its potential.”

This is a very much needed & very exciting development that will gel & enhance the Sunniside conservation area , support the newly reopened multiplex cinema / liesure scheme . Create Streets are a first class niche development specialist with a raft of successfully completed sensitive schemes throughout the country. Well done them for spotting the potential & importance of this site which will be instrumental in furthering the vision & future of the city .
