Go-ahead for 475 Darlington homes

Bogged down in planning since 2017, progress has been swift this year as Taylor Wimpey secured reserved matters approval for the project off Coniscliffe Road, where 20% of homes will be affordable.

Contributions to local infrastructure will include £262,500 for public transport improvements and £423,207 for upgrading public rights of way and safe routes to schools.

Two-, three- and four-bedroom houses make up the scheme. ELG Planning worked with TW on the project.

With outline consent for up to 536 homes already established, November’s meeting of Darlington’s planning committee established reserved matters approval.

A spokesperson for Taylor Wimpey said: “We are delighted that our latest proposal for the site in Darlington has been approved. The development will provide 475 much-needed homes, including affordable housing, and investments for the local community.

“We are committed to ensuring this development enhances the local area with high-quality facilities, improved transport infrastructure, and extensive public open spaces. It will also create jobs and boost local businesses, contributing to the thriving community of Darlington.”

Additions to the project following feedback from the community include the provision of a mown grass land area to create a ‘kickabout’ area, an enhanced planting scheme where appropriate and improvements to the entrance with replacement hedging provided at the front of the site off Coniscliffe Road, with a walled entrance feature also provided.

Initially submitted in 2017, the Taylor Wimpey project billed as Coniscliffe Park South had at the outset attracted a storm of protest, with more than 200 objections lodged, however the site has since been allocated for housing. Gladman is also advancing plans in the area.
